Moving Along
The house purchase in Boston is moving along. There have been some hiccups, but overall we’re progressing.
The appraisal is this Wednesday. Hopefully it goes smoothly.

Finally got to get out and go riding two weeks ago only to find out after nearly a two hour drive that my bike wouldn’t really run.
Got the carb jetted (which will be nearly impossible for me to do on my own in Boston (requires multiple test runs at all stages of the throttle)) and made it out this weekend for a couple of hours until it finally flaked out again and quit on me.
Tried riding with the girls and it still wouldn’t run.
Back in the shop to figure out what’s really wrong.
In the meantime my little Yamaha has been out of commission with a busted chain. Should get that fixed too this week and be back in the saddle again this weekend.

ps. we did drive the car up the rocky road for which I bought the skid plates. There were no issues or sounds of scrapes. Potential sidewall tears had me nervous but we made it.

The guy showed up this morning. He was done in about 20 minutes. He said he’d already checked the comps before he showed up and everything looked good for the price we’re asking.
Woohoo!

Negotiations with the seller were getting difficult.
The seller’s Realtors were reflecting this too.
“He’s negotiating emotionally,” was what we heard.
While trying to figure out our next move, we got a call.
His wife stepped in, told the Realtors to accept our offer, and be done with it.
So we’re done.
Inspection next week.

We packed up the girls and drove to Boston Friday night. Took 7 hours.
We went to 12 houses on Saturday. Most were open houses. Some were private viewings.
We found one we liked.
We went back to view again on Sunday as well as two others from Saturday and a new one for comparison.
Left Boston around 3 on Sunday and drove home (another 7 hours).
Currently negotiating a price and closing date on a duplex.
It has very little yard, sits across from a park the size of a city block, three floors, a basement, no garage, and is 138 years old.
It’s beautiful.

ps. if negotiations succeed, Jen and I will likely go back this week for inspection.
Word from the realtor is they’re continuing with the process. They’re accepting the mold and plan to deal with it after settlement.
Now we’re just waiting for the Radon test results and the appraisal.
The search for a house in Boston is in full swing.

They had the inspection yesterday.
The inspectors found “extensive mold” in the attic.
It’s mostly over the kitchen and our bedroom. Both on the north side of the house where the passive attic circulation method is least effective.
The ball’s in their court as to what they’re going to do next. We told them we weren’t negotiating on inspection items. Our assumption (and what we’ve heard) is that they love the house so much, they’ll just deal with it.
If they walk and we have to fix it, I don’t think it’s an “extensive” job. The mold obviously has to be removed. I’d use bleach and a brush for that, but the “fix” is improving the air flow through the attic. We have an attic fan, but it’s only triggered by temperature which works in the summer. I need a dual temperature/humidistat switch, so that it will also run in the winter to circulate the air and prevent the growth of mold.

Within 48hrs our house is under contract.
One of the first 3 showings on Thursday night made an offer. We countered and they accepted.
Inspection and appraisal happening this week.
Close is currently scheduled for July 12th.
